Alla Pugachova's house price has dropped to 22 million

Discussions continue about the luxurious house owned by Alla Pugachova in the Moscow region. This was reported by Upl.uz.

Located on the shores of the Istrinsk reservoir, this real estate has recently significantly decreased in price. According to open sources, on May 14, 2025, the house price dropped from 152 million rubles to 130 million rubles.

The price decrease amounts to 22 million rubles, attracting considerable attention in the real estate market. This luxurious house is located in the Sonechnogorsk district of Moscow region, in the village of Berejki, 45 kilometers away from the MKAD.

The house is officially registered in the name of Alla Pugachova's grandson, Nikita Presnyakov, and has an area of approximately 760 square meters. The land area on which the property is located is about 30 sotiks.

According to Rosreestr data, the cadastral value of the house is 21 million rubles, while the land area is estimated at 3.8 million rubles. Despite being located on the first line of the reservoir, the house has been on sale for a long time.

Nikita Presnyakov, who currently resides in the USA, is actively searching for buyers to expedite the sale of the house. Previously, he carried out renovation work, updating the floors, walls, and stairs.

The uniqueness of the house lies in the presence of a private pier, pool, and bath. However, these amenities did not help in selling the house quickly.

Experts believe that the initially set high price deterred buyers, which is why it became necessary to lower the price. The area around the Istrinsk reservoir is considered one of the popular places for luxury real estate in the Moscow region.

In the 1970s, summer houses belonging to the elite of the former Soviet Union began to be actively built in this area. Today, the prices of land in this region reach tens of millions of rubles.
