
The house located on the banks of the Istra River near Moscow belongs to the People's Artist of the USSR Alla Pugacheva. This was reported by Upl.uz.
According to media reports, this property may be demolished due to non-compliance with construction regulations. Realtor Viktoriya Markova stated that the house was built very close to a water protection zone, which is considered a violation of the law.
The expert noted that previously the authorities did not raise this issue, possibly due to the status of the property owner. However, the situation has changed now, and potential buyers are taking into account the risk of demolition when considering the purchase of the property.
Markova also mentioned that interest from buyers has decreased due to legal issues. Additionally, the price of the house, listed for 152 million rubles, is considered by the realtor to be at least twice as high as it should be.
The house is in need of serious repairs: the communications are outdated, the roof is leaking, and there is no centralized sewage system in the area. These factors also reduce the attractiveness of this property for buyers.
According to Markova, in such a situation and considering the legal risks, the property does not match the advertised price. Buyers generally prefer houses without such problems.
In Alla Pugacheva's house, it will be necessary to address not only the construction deficiencies but also the issues related to its location within the water protection zone.
