The famous property owner Alla Pugachyova, located in the Solnechnogorsk district of the Moscow region, has changed her commercial strategy regarding her real estate. This was reported by Upl.uz.
After several unsuccessful attempts to sell the property previously listed for 225 million rubles, she decided to lease it for a long term. According to the new terms, the monthly rent will be 700 thousand rubles.
After the market weakened for a long time, the price of the property was reduced several times. According to the information, despite lowering the price by 5-10 million rubles, the sale did not take place.
The last offered price was 120 million rubles. Potential buyers criticized the interior decoration of the building, considering it stylistically outdated or tasteless.
This became the main obstacle to the sale. According to sources close to family members, the decision to switch to leasing was made a few months ago due to the unsuccessful conclusion of negotiations.
The lease offer includes access to a residential house with an area of 760 square meters. The building features a living room with a fireplace, a bar area, a billiard room, and a passenger elevator facilitating movement between floors.
The property grounds have access to their own water body and are equipped with a pier. There are also sports and children's playgrounds, a private cinema, as well as a swimming pool and a bath in the recreation area.
According to the financial terms of the lease, a deposit equal to one month's rent must be paid. The income from this property will be directed by the family to maintain another real estate located in Cyprus.
The discussion concerns a property located on the Mediterranean coast with an estimated value of 350 million rubles. Also, after the war began in Ukraine, Maksim Galkin moved with his family to Israel.
However, as the conflict in the Gaza Strip intensified and bombings began from Tel Aviv, the family moved to Cyprus. Interestingly, although Pugachyova and Galkin previously openly declared themselves supporters of peace and criticized Russia's special military operation, they have not commented on Israel's military attacks against Iranian territory.
In recent years, a stable trend has been observed in the elite rural real estate market in the Moscow region. Owners of expensive properties prefer long-term leasing over selling.
This situation is related to the decrease in the number of large deals and changes in buyers' demands. Buyers prefer to invest in building new homes that suit them rather than purchasing ready-made and stylistically outdated buildings.
