Rental prices increased in Tashkent in September
Rental prices in Tashkent city increased significantly in September. This was reported by Zamin.uz.

According to an analysis conducted by the Institute of Macroeconomic and Regional Studies, due to changes in exchange rates, especially the depreciation of the US dollar against the som, and the increased expectations of landlords before the start of the new academic year, rental prices in dollars rose. Compared to August, offered prices increased in September.

Rental prices for average renovated apartments changed as follows. The average price for one-room apartments rose from 318 dollars to 334 dollars, two-room apartments from 394 dollars to 412 dollars, three-room apartments from 477 dollars to 502 dollars, and four-room apartments from 537 dollars to 556 dollars.

Among districts, the cheapest real estate is in Sergeli and Uchtepa districts, where one-room apartments start at 293 dollars in Sergeli and 316 dollars in Uchtepa. The most expensive districts are Shaykhontohur and Yakkasaray, where one-room apartments are rented for 354 and 402 dollars respectively.

The prices for fully renovated apartments also increased. For one-room apartments, prices rose from 413 dollars to 435 dollars, two-room apartments from 580 dollars to 614 dollars, three-room apartments from 824 dollars to 874 dollars, and four-room apartments from 1185 dollars to 1201 dollars.

The cheapest apartments of this type are located in Sergeli and Uchtepa districts, while the most expensive ones are in Mirobod and Shaykhontohur districts. For example, in Mirobod, three-room apartments are rented from 1075 dollars, and four-room apartments from 1462 dollars.

The analysis was conducted based on data published on the olx.uz website. For September, 28.2 thousand listings were reviewed, and for August, 31.6 thousand listings.

To ensure the reliability of prices, the lowest and highest 5 percent values were excluded and average indicators were calculated. In conclusion, rental prices in Tashkent increased in September influenced by exchange rates and the academic season.

While Sergeli and Uchtepa districts offer more affordable options, Mirobod, Shaykhontohur, and Yakkasaray districts stand out with higher prices. For those looking for rentals, it is recommended to carefully consider offers by district, level of renovation, and contract terms, and to agree in writing on deposit and payment procedures.
