
The real estate market in Tashkent city is becoming active again. This was reported by Zamin.uz.
According to data from the National Evaluation Center, apartment prices in the capital significantly increased in September and October. According to statistical data, the average price per square meter of apartments in multi-storey buildings rose by 13 percent within one month.
In September, the average price per square meter was 14.7 million soums, while in October this figure reached 16.7 million soums. The most expensive apartments rose to 96.1 million soums, while the cheapest were around 7.5 million soums.
Additionally, prices in some districts are significantly higher compared to others. For example, the average price of apartments in Shaykhontohur district was 23.9 million soums, in Mirzo Ulugbek district it was 19.1 million soums, and in Yunusobod district it was 17.1 million soums.
The cheapest apartments are located in Sergeli (11.5 million soums), Bektemir (11.2 million soums), and Uchtepa (13.6 million soums) districts. Experts emphasize that several factors have caused the sharp increase in housing prices.
Among them, the rise in the dollar exchange rate, the increase in construction material prices, and the growth in demand are cited as the main reasons. Moreover, rental prices also increased in September.
For example, the average rent for one-room apartments rose from 318 dollars to 334 dollars. This situation indicates high demand in the real estate market.
According to experts, this trend may continue. It is not unlikely that new growth in apartment prices will be recorded by the end of the year.
