
The Tashkent city administration has warned entrepreneurs about the increasing cases of fraud related to land plots and real estate transactions. This was reported by Zamin.uz.
The deputy mayor of the city, Sharof Rahmonov, urged business representatives to be cautious of suspicious and illegal schemes. According to the administration, since August 1, 2021, the authority of local government bodies to directly allocate, reserve, or grant land plots for use has been abolished.
The purpose of these changes is to ensure equal access to land resources and increase transparency. However, despite this, illegal land occupation and unauthorized construction cases still occur in the capital.
In particular, the construction of large buildings and light structures in areas not designated for construction is causing concern. Such structures are often erected within residential areas, near roads, or in the protection zones of water and gas supply networks.
This activity damages the city's infrastructure and poses a threat to citizens' safety. Fraud schemes are also widespread.
Fraudsters introduce themselves as intermediaries and promise entrepreneurs to allocate land plots or legalize illegally occupied areas through supposed "connections" in government agencies. Cases of registering property rights using forged documents have also been identified.
During operations conducted by law enforcement agencies, attempts to sell land based on fake decisions involving large sums were uncovered. The city administration called on all entrepreneurs to be vigilant and reminded that all land plots purchased illegally will be declared unlawful.
Structures built on these lands will be demolished without any compensation. Moreover, legislation provides for substantial fines and criminal liability for such violations.
Therefore, the administration recommends thoroughly conducting legal checks and consulting qualified lawyers before purchasing land or real estate.
