This event damaged Dubai's image of absolute security and stability, which had been its main advantage. International media outlets are evaluating this situation as a process of Dubai losing its investment attractiveness.
As a result, the real estate market has slowed down, the number of transactions has decreased, and stock market indicators have begun to decline. Wealthy individuals and large investors have started searching for new and safe havens for their capital.
Currently, the main flow is heading toward the canton of Zug in Switzerland. With a population of only 135,000, this region is becoming a new hub for the global elite due to its low taxes, stable banking system, and developed cryptocurrency industry.
Demand for housing in the canton of Zug has surged sharply, with queues forming even just to view ordinary apartments. Billionaires who have recently moved from Dubai can be found in these queues.
However, such a high level of demand has led to problems like housing shortages. Since there are no vacant properties left in Zug, the flow of investors is also shifting to the neighboring city of Lugano.
Lugano is currently serving as an alternative center for investors coming from Europe and other countries. To retain capital, the government of the United Arab Emirates is taking measures such as further expanding tax incentives and easing residency requirements.
However, experts believe that for investors, the security and stability of capital are more important than income. The current global situation shows that the importance of reliable and historically proven centers, particularly Switzerland, is increasing once again for the wealthy.
